Buying a home in Nova Scotia is exciting—but before you start scrolling through listings, it’s important to understand the financing process and how to get a mortgage. While the steps are similar across Canada, there are a few local tips and resources that can make things smoother (and potentially save you money).

Here’s what you need to do:

1. Find a Mortgage Professional

Not all mortgage Pros are good at serving clients and few of them have strong enough relationships with lenders to advocate for and broker the best deals. Before talking to lenders, ask friends, family or a realtor (Hi, I’m here) for a trusted mortgage professional.

2. Shop Around for the Best Rate

Mortgage rates and terms can vary widely. While a mortgage broker shops around for you, there are some banks that only work with in-house advisors. Banks that fly solo include RBC, BMO and CIBC. 3. Get Pre-Approved

Once you’ve chosen a lender or broker, apply for mortgage pre-approval. This does two things:

• Locks in your rate for a set period, protecting you from potential increases.
• Adjusts down if rates drop before closing—so you always benefit from the best rate available.

A pre-approval also strengthens your offer when you find the right home.

4. Start Your Home Search

With your budget and pre-approval in hand, it’s time to find your new home. A local real estate agent can guide you toward properties that fit your needs and connect you with professionals—like inspectors, lawyers, and mortgage experts—to keep the process on track.
